the Old Parkland Project

Case Study

The Door Company, a Dallas-based commercial contractor, partnered with Frascio to deliver specialized door hardware solutions for the historic Old Parkland office development. This prestigious project transformed a 1913 brick hospital (the first of its kind in Texas) into a premium office space with exceptional quality standards, sourcing all materials to the highest specifications. Working alongside renowned Beck Architecture, the project demanded door hardware that could honor the building’s historical significance while meeting contemporary functionality across multiple openings.

The project presented unique challenges requiring both aesthetic excellence and reliable supplier support. Unlike larger overseas manufacturers who proved difficult to work with due to time zone differences and poor customer service, Frascio provided comprehensive solutions including over 200 mortise locksets in various configurations and more than 40 custom decorative components. Key custom elements included specially designed P99 step plates and 6821 model levers created specifically for this project. Frascio’s collaborative approach allowed The Door Company to source necessary components without costly complete package purchases, addressing competitive pricing while maintaining quality requirements.

The partnership earned exceptional praise from all stakeholders. Dana Silvers from Beck Architecture highlighted Frascio’s “remarkable responsiveness” and problem-solving expertise, while Project Manager Brian McFall emphasized the hands-on support and U.S.-based customer service: “Frascio has a better, more personable approach. We know when we call, we’re getting somebody on the phone that gives a damn.” The successful completion of Old Parkland demonstrates how manufacturers can excel in high-end markets through commitment to quality, flexibility, and customer service.
